This is my realtor mommy! I just tell her my problems and they go away! This is the second time Dawn came through for me and on both occasions time was the critical element. After a terrible break up my life was completely dismantled and that landed me in a motel for a couple of weeks. High fees, cockroaches, and dope fiends, I had to get out of there so I turned to Dawn and opened up to her about my situation. In less than a week I had a 1-year lease agreement signed and she put me up in a very accommodating and beautifully-structured duplex in the heart of Merritt Island. Everything that I could shop for and my favorite fishing hole well within reach. It was great! Great up until my loser landlord suddenly disallowed me to renew my Lease the following year and gave me 30-days to vacate. Devastated! So I called mommy. She broke the game down to me and convinced me that I have what it takes to be a homeowner and that I should pursue THAT route instead of leasing. I was encouraged, and so we went out into the world and surveyed several properties in pursuit of a new home. Dawn tirelessly met with me and opened up houses for me to see at the end of my Long 10- hour workdays. She was wearing me out lol and a few times I thought about turning back to looking for a property to rent instead, but we kept pushing and ended up finding the perfect condo in Cape right by the Beach. I pushed the fire button and Dawn launched like a rocket and had a contract agreement with me and the seller established that same week. She called in her A-Team of associates, and with 3 days to spare before I had to move out of my apartment, we were closing on my first home! The uninterrupted Communication between Dawn and the seller was fluidic! From negotiations to bringing in contractors for needed repair work, everything was clicking and responsive from beginning to end. I’m so grateful for you Dawn, thanks for everything!

Could Not Have Done This without Dawn! We are So Happy :)

We recently purchased a home on Merritt Island.  We first met Dawn and were working on purchasing a home in the first quarter of 2020. Of course, then the Covid pandemic hits and our search was heavily delayed.  This was an overseas move for my husband and I-Dawn kept in touch and we purchased our house via what's app tours with Dawn in late 2021.  Dawn helped us with everything, even putting packages inside the house when we were still overseas. This is the best home ever. Dawn showed us the area via what's app live video while driving around the neighborhood(safely of course), answered all our questions and then some.  The seller was very antsy about the transfer date as we had a VA loan-all approved of course but a lot of paperwork so it made it to the title company a little later than expected.  Dawn kept the seller under control for us, so we did not stress. We could never repay Dawn for how much she has helped my husband and I and cannot express how happy we are with our move with Dawn.

Dawn Capehart is an amazing person and professional realtor to work with. We interviewed several agents as selling our home quickly and at the highest return was our chief concerns. Dawn, to us, seemed to be in touch with the local market as well as outlying markets and stood above the those we interviewed. The social media presence is excellent, the pictures and video walk through was amazing and our house had offers within 24 hours and were under contract 5 days and closed before the end of the same month. Great attention to detail!!

Dawn Capehart is our first real estate agent. She is also our first long distance real estate agent.

My wife and I received a post card via the mail, it was from Dawn Capehart. It was probably a routine notification of a unit that she sold in the same condominium complex in which we owned a unit. Over the years we had received several post cards from various agencies, but we were not ready to sell. When we finally called Dawn, we were impressed by her interest in us and yet she was not overly aggressive. She certainly knew our condominium complex and understood what the market for units could be. Dawn even recommended increasing the asking price, which we did.
Dawn’s communication skills are excellent! All our contacts with her were long distance, she is in Florida, and we are in Connecticut, but she made us feel as if we knew her. She also knows how to listen. Dawn was very patient with us, she understood this was our first experience selling a home and she was able to answer all our questions.
As stated, we had never dealt with any real estate agent prior to Dawn’s post card. So, we really can’t compare her with other agents. But we also realize that her skills and experience are exemplary. We could not have selected anyone better.

A Step Above

After a very bad experience with a realtor - I was considering going ‘For Sale By Owner’, but one agent continued to check in - only one agent was concerned with ‘my ‘experience’ and not my ‘listing’.  That agent helped me with contractors, cleaning crews AND get $20k over our asking price!  That agent is Dawn Capehart and I can’t imagine getting more - or - recommending anyone more!  Just FANTASTIC!
